A home inspection is typically ordered by a potential buyer during the contract option period. This lasts a week or so after the sales contract is signed, and is a time when the buyer can thoroughly check out the house and make sure they are comfortable before going ahead with the home purchase. Most buyers don't have expertise in house systems and components. That's where a home inspection is invaluable.  The report will detail major deficiencies that a potential buyer would want to know about, for example, evidence of a roof leak, increased fire risk from incorrect wiring, or a malfunctioning garage door.  With report in hand, the buyer is empowered to move forward in confidence.

A pre-listing inspection will identify for the seller any issues that might be of concern to potential buyers, giving the seller a chance to address those issues proactively. If repairs are made by the seller, we will re-inspect those components and submit a revised report at that time. Many times this can smooth out the closing process for all parties involved.
